Domain Leasing

Has anyone ventured into domain leasing?

With domain names being compared to high street shops and cash being less available than it has been in the past, leasing seems a solution to put great domains with end users.

I have dipped my toe into domain leasing for UK domains, usually it has helped to have the domain ranking with a minisite, in fact I used aeiou on one domain which ranked top 10 in Google.co.uk and then leased it out, I'm unsure as to go about pricing for the most part, so far have looked to get my capital back in around 12 months on most lease agreements.

There are some clear advantages and disadvantages of going down this route for both lessor and lessee. If anyone else is trying this or has anything to add I'd be interested to hear about it.
